Has this happened to you on  a call?

When you make a call to prospect, do any these objections sound familiar:
*Not today.
*I want to think it over.
*I want to talk it over with my husband.
*Send me some literature.
*I never make up my mind on the first call.
*I need time to sleep on it.

These objectiions are nothing new and have been heard from the beginning of time.  Most of the time these are excuses and you just haven’t been able to convince your client to move forward.  Keep in mind, your client is not rejecting you, they are merely delaying their decision.  The only thing standing between them making a decision and not, is a reason why they should act now.

Your job is to find the reason why?  You must get to the bottom of “why” the senior client should make a decision now, rather than later!  Until you do this, then your senior clients will continue to act as if they are uninterested and put you off! 

No matter how you slice it, selling over the phone is still and always will be important.  Yes, you will always have some objection to overcome for as long as you are in the sales consultative business. 

I put together a “Selling over the Phone” package to help you with your calls.  It also includes a method for mailing out packages and an easy to follow system to make sure you review the application process with your client in a systematic and logical manner. 

Working on good telephone skills is a constant self improvement program and one you must commmit to in order to be successful.

You’ve probably heard quite a bit about “social networking” lately. But what is it?  Through sites such as FacebookLinkedin,  Twitter you can network with others who are in your field, as well as business contacts, customers, and potential customers.  Thus, the creation of ReverseTalk.com  just for the reverse mortgage community.

You are probably thinking seniors don’t visit the web.  Wrong!  Seniors are becoming more and more savvy.  Especially upcoming Boomers.  Don’t get caught in a rut thinking senior homeowners are you only audience.  What about advocates and children of seniors and professionals who want to make sure their seniors take advanatage of all financial means available?  Wallah, you and reverse mortgages!

Let your business flourish, and gain even more clients  by not only creating accounts with social networking sites, but actually taking full advantage of it by interacting with clients, advocates, and other professional services,  and constantly keeping your content fresh and updated. Respond quickly, too, on Facebook, Linkedin , and any other social networking sites you may join. Are your reverse mortgage tires worn out?

Some years ago I was in the tire business.   My business was brisk and I had many repeat clients.  There were a few of my clients who were the mainstream of my business. 

My mainstream  clients were those who came into my store with worn out tires and return 3 or 4 months later to purchase more tires.  This process often repeated itself 3 or 4 times.  I would suggest to the client to get a wheel alignment.  Most often the advise was ignored because the client was too busy too take action to correct the problem or just didn’t want to listen to my advise. 

So it is with many us.  We get traveling down the same path day in day out, never stopping to see if are we are properly aligned in all aspects of our life, both business and personal.  We often keep doing the same things over and over, thereby accomplishing the same results.  This behavior is sometimes referred to as insanity.

Yes,  I too  have displayed some insanity in my day.  Sometimes we need to  take a step back to see if we are going in the right direction.    Often it takes a  life changing event like a death, illness, loss of job, or some personal problem to make us sit and take notice.   Bam!  A light bulb goes off and a change occurs; often causing some pain along the way.

Reverse Mortgage - HECM Training by HUD

Today, I attended  a webinar, wherein the Denver HUD office presented a great HECM Training session.  The training program was suitable for loan officers, lenders, managers, processors, and brokers correspondents.

There was some interesting information dispensed.   The HUD training team did an excellent job and  dispensed the information in an efficient and understandable method. The most noteworthy information was  that “Gifts” are now allowed for HECM purchases.  This is indeed a pleasant addition to the HECM purchase program.   There also were many resources given on the webinar.  The average age of borrowers today doing a reverse mortgage is 73, the average appraised home value ws $239,400  and as suspected 89% of senior clients opt for the line of credit payment option, while 4% are tenure, 1% are term, and 3% are a combination.  The HECM Arm option is the most popular.  I also learned that the monthly HECM ARM caps are determined by lenders.
